Do Fit-Outs Take a Long Time – Is There Much Downtime?

Obviously, timescales depend on factors such as the size and number of employees in the office as well as the extent of the refurbishment. At Avent, we work with our clients agreeing on timings and deadlines before work begins. We carefully plan our projects to ensure the least amount of disruption to you and your employees. Typically, a fit out takes around 8-12 weeks to complete.

Is My New Office Fit Out Subject to Planning Permission?

For an interior office fit out, planning permission is not generally required. If you are planning any major changes, including changes to partition layouts, you will likely have to obtain building regulation approval, so it’s a good idea to check as part of the planning process. Avent can assist you with such applications as and when required.

If you lease your workspace, you may also need permission from your landlord. Most lease agreements require you to put the property back to how you took it on at the point of signing the lease. This is often referred to as dilapidations and these are undertaken before you vacate the property.

What About Project Management?

Relax! It is not necessary for you to manage the office refurbishment or fit out yourself. We provide you with a Dedicated Project Manager, who can work with you from start to finish. What’s the Difference between a Cat A & Cat B Office Fit Out?

Each business has different needs, so the terms Category A (CAT A) and Category B (CAT B) are general terms that describe what’s included in the work.

Typically, a Cat A Office Fit Out is carried out by landlords or developers, a blank canvas for the tenant so they can install their own finishes and design. In most cases, a Cat B Office Fit Out is requested by the business owner or tenant in order to provide a customised office space that meets the needs of the business.
