  1. Initial Consultation and Assessment: Understanding your business, obligations and facilities is a key first step in our process. This step includes a thorough property inspection.
  2. Cost Estimation and Planning: The key to a successful dilapidations process is detailed planning and understanding costs. In this step we provide you with a detailed quotation and develop a plan that suits your budget and timeline. We can either develop our own schedule of works, or work to one provided by your landlord.
  3. Works Period: Our site team carry out all necessary works to the highest standard. We plan with you to undertake the works to suit your business as the likelihood is that you are moving to new premises.
  4. Final Review and Handover: A final review to ensure the completion of all required works is key to ensuring a smooth handover. Our team can meet with landlords’ surveyors or asset managers to walk through the works on completion to ensure a smooth handover.

What are dilapidations in a commercial property context?

Dilapidations refer to breaches of a tenant’s obligations under a lease regarding the condition of the property. These breaches typically relate to repairs, maintenance, and compliance with the terms of the lease when the tenant vacates the property or during its occupation.

Tenant’s Obligations

These are typically outlined in the lease and may include:

  • Keeping the property in good repair (even if it wasn’t in perfect condition at the start of the lease).
  • Decorating or redecorating the property at specified intervals.
  • Complying with legal obligations (e.g., health and safety regulations).
  • Restoring any alterations made during the lease.

At the end of the lease, the landlord may issue a claim to the tenant for the cost of putting the property back into the condition required under the lease. This is often referred to as a Schedule of Dilapidations.
