Milkrite, a prominent manufacturer of component parts for use in the dairy industry, came to Avent Interiors with the idea of making the most of their newly acquired workspace in Wiltshire. The client’s workspace consisted of two adjoining units which were to be made into one. After the structural enabling works were performed, Avent Interiors were to start on a full fit out to turn the bare-bones units into one fully fledged office space. In keeping with their brand identity, they sought to improve operational efficiency and establish a contemporary cooperative environment.
Client Background and Challenges
Milkrite have been producing innovative products and services and providing training since 1885 and have locations across the world. When Milkrite signed the lease on this specific set of properties, they thought outside the box and came up with the idea of knocking through the external walls to make one large office space. Milkrite came to Avent Interiors for this specific project due to their track record of similar scale fit out projects and their ability to think outside the box, much like Milkrite.
Project Goals and Requirements
Avent Interiors undertook the comprehensive project for the client, including structural works, the installation of two mezzanine floors spanning approximately 35.00 m2 each, full fit out works, and furniture provision and installation. When it came to the mezzanine floors, the project included detailed design requirements, including fire safety precautions and load considerations. Milkrite’s main objectives were to make the most use of the available space in the unit by designating specific spaces for offices meeting rooms and amenities like tea stations and restrooms and showers. The client stressed the importance of a smooth transition between style and utility.
Solution and Implementation
Due to their close collaboration Avent Interiors was able to fully comprehend Milkrites needs. To match the project with Milkrites changing needs the collaboration required careful planning in-depth design discussions and frequent updates. The project had to deal with issues like integrating HVAC and ventilation systems seamlessly, accommodating fire-rated structures and making sure safety regulations were followed.
The office fit out included a variety of design features such as partitioning systems fascia boards fire-rated suspended ceilings and mezzanine floors. FD30 door sets 1-hour fire-rated components and fire-safe windows were noteworthy solutions. "We invited Avent Interiors to quote our fit out on a new build lease property in Wiltshire. Our goal was to convert the existing open mezzanine and add additional floor space. We found the quote form Avent Interiors very competitive and comprehensive allowing us to see exactly where our money was going. Otto was an easy person to deal with and interpreted our requirements very well, adding some good suggestions in terms of heating, ventilation and air conditioning systems. I was particularly surprised that they were able to design and source the steelwork to install the additional mezzanine space within this short lead-time during mid 2022 when the construction industry was suffering with short supply and long lead-times. We had very few snagging items to raise after the fit out was complete and when we did or needed additional minor works the Avent team where quick to respond and support us."
