Introduction
First Property Asset Management came to Avent Interiors needing dilapidation works performed on multiple units in a property they manage in Warmley, Bristol. First Property Asset Management Group, as the name suggests, is a group that delivers property management services. Both of the units had recently been vacated by previous tenants and needed refurbishing before being put back on the market.
Client Background and Challenges
Based in London, First Property Group operates across both the UK and Central Europe. As mentioned above, the client had two units that needed refurbishment. One needed what would be classed as a ‘Category A’ fit out whereas the other would be ‘Category B.’. The challenges that overlapped both units included non-optimised floor planning, non-compliant facilities, and tired, outdated finishes. In the case of the ‘Cat B’ fit out the client had a tenant lined up and worked with Avent Interiors to optimise the space to their needs. In comparison, the ‘Cat A’ fit out was simply being refurbished to bring it back to market.




One specific example of this was the ‘Category B‘ fit out which was originally being utilised by two separate companies that were sharing a kitchen. The landlord worked with the client to take both units and develop a modern open-plan layout, which we delivered.
Project Goals
The main goal of both dilapidations projects was the same: completing the fit out to meet certain standards dictated by the unit’s current letting status. There were, however, smaller individual goals that were unique to both projects. The ‘Cat B’ fit out project required a fully functioning office space, which was ready for the client to move into. This required such works as partitioning and furniture, which would take the office shell and turn it into a fully functioning office area.
There were also smaller shared goals that spanned across both projects. These shared goals included specific requirements such as installing DDA-compliant toilets.
Solution and Implementation
Avent Interiors approached both projects in a similar fashion, as one was effectively the continuation of the other. Both solutions were very similar and included the stripping out of the original fit out and then moving through a series of trades until the project was completed to the appropriate standard.
For the ‘Cat B’ fit out Avent Interiors reworked the space provided and created a space plan that suited the office having a single tenant opposed to the previous dual tenancy. This dual tenancy shared a kitchen, which was positioned between the two sections. Avent Interiors removed this kitchen and fitted a brand new one to the left of the main entrance door, allowing the rest of the space to be utilised for desking, meeting rooms, and private offices. A mix of partitioning (glazed and solid), suspended ceiling, and flooring was utilised to create the final product, a modern office space that was ready to move into.
Results and Client Feedback
Both projects met the clients needs and allowed the landlords to move onto the next phase of the individual unit’s lifecycle. For the ‘Cat A’ fit out this meant listing the unit on the market. For the ‘Cat B’ fit out this meant being finished to the point of being ‘ready to move in’ and eventually welcoming its new client.
